Improving the energy performance of the
properties you rent out can make a lot of sense:
• Your tenants will be more comfortable, with lower heating bills, and less
likely to complain or move on.
• Your properties will get better Energy Performance Certificates (EPCs)
ratings, making them easier to rent out.
• Any improvements you make will add to the value of your properties
should choose to sell them in the future.
•There may be funding available that could help with the cost of making
energy improvements.
• If any properties you let have an EPC rating of F or G you may need to improve
them to a minimum of EPC E to comply with new minimum standards.

If you are a Landlord of houses of multiple occupation (HMOs), such as student homes, the new legislation requires that you meet a minimum energy rating. It is even more important to work with experienced energy assessors and save costs from unnecessary work.
Legal obligations
If you rent out properties in England or Wales, you must make sure these properties comply with the minimum standards for energy efficiency. From 1 April 2020 landlords can no longer rent out properties with an EPC rating of F or G (subject to a limited number of temporary exemptions in certain circumstances). If your rental property has an EPC rating of F or G, you will need to take steps immediately to ensure it complies with the minimum standard requirements.
