Why do I need an EPC?
An EPC has been a legal requirement since 2008 for any property, whether commercial or domestic, that is to be sold or let.
Since April 2012, legislation has been set in place that makes it illegal to market a property without a valid EPC and the responsibility is now jointly shared with Landlord/Property owner and Estate or Letting Agent to ensure the property has a
valid EPC before being put up for market.
While an EPC is a legal requirement there are many reasons why it is essential to have one from reducing you carbon footprint
to saving money on your energy bills.
What happens after I order online?
Once you complete your order online you will receive an email confirmation. If you have not received your email, please check your junk folder. One of our Domestic Energy Assessors (DEAs) will phone you within 24 hour and will help you with any questions you may have. The Energy Assessor will discuss a suitable time for your energy assessment.
How long does a home survey last?
For an average size 3-bedroom house, the EPC assessment lasts for approximately 20 minutes. The energy survey may
take longer for more complex or larger houses.
What does the EPC assessment involve?
During the home energy check the assessor will look at the overall structure of the building, the fabric and services provided by
the building. The assessor will also take sample photographs of the property’s heating system, glazing, lighting and insulation
so they energy efficiency rating of your house can be calculated.
When do I get my EPC report?
Once the Domestic Energy Assessor has visited your property you will have your report completed normally within 24-48 hour
of the property being assessed. You will receive an email or text with a link where you can download the original certificate from
the governments EPC Register.
How long will it last for?
A standard Energy Performance Certificate lasts for 10 years from the issue date and can be used whenever required within
that time frame.
How do I check the assessor is properly qualified?
All assessors have their own accreditation number, this can be found on the EPC or can also be checked on the Landmark
official register of UK assessors.
How do I know if my property already has an EPC?
You can check to see if a property has an Energy Performance Certificate by visiting the Landmark website and searching using
your property postcode.
